Listed below are the policies for our Maine bed and breakfast lodging accommodations. The Brewster Inn is centrally located to the area's many attractions and activities for a memorable family vacation and outdoor adventure.
Check-in / Check-out Policies:
Arrivals: between 3 - 8 pm. If you anticipate a later arrival, please let us know in advance. Room vacancy and check out: by 11am. (Necessary due to room prep time for next guests.) You are, however, very welcome to leave luggage in the hall if you want to spend more time in the area. Please inquire about late check out or early check in.
Booking & Rate Policies:
All rates based on double-occupancy, unless offered or stated otherwise. There is an additional charge of $15 per night for each extra person over 12 years of age. There is a two-night minimum for the Farmhouse Kitchen Suites. Visa, Discover, or MasterCard are required for reservation confirmation. One night's deposit may be required to reserve rooms, with the balance payable on departure. All rates subject to 7% State Room Tax. Gift Certificates are available for that special person or occasion.
Cancellation Policies:
Cancellations must be made by speaking with us in person or via an acknowledged e-mail. Voice mail (answering machine) messages do not constitute cancellation confirmation. We will be happy to return your deposit when applicable, less a $15 administration fee, if you provide more than a 7-day notice of your cancellation. Major holidays or whole-inn bookings require 14 days. Within 7 days, and up to 48 hours before your arrival date, you are responsible for one night’s charge if staying 3 nights or less. For bookings of 4 nights or more, you are responsible for half of your room nights. If we are able to resell ALL nights reserved, then we will only charge a $15 administration fee. If we are not able to resell, then the charges above apply. A charge of half of your reserved nights is required if less than a 48-hour notice is given. For cancellations upon day of arrival, "no shows" or early departures, guests are responsible for ALL nights reserved. Every guest reservation is both important and special to us, so please understand our policies are a necessary part of managing a small bed and breakfast inn, and cancellations can affect us significantly. If you are worried about having to cancel for any reason, we recommend you purchase travel insurance through a third party for your own financial protection.
Meals:
A continental breakfast, including a daily "hot dish," is included in the rate. We are very happy to cater brunch, lunch, or dinner during your stay with a minimum of 72-hours' notice. Please feel welcome to invite friends and relatives too. Menus and prices are available on request. Please note: most restaurants in the area close by 8pm. Special dietary needs can be happily accommodated with a minimum of 72-hours' notice.
Smoking:
No smoking is permitted within the Inn.
Careful, considerate smoking is permitted on the front porch or in the gardens. Failure to respect this policy and smoking in your room will result in a minimum charge of $200.00 for dry cleaning and loss of use of the room.
Pets:
Although we love animals, we cannot accept pets at The Brewster Inn. If traveling with your pet, we'll be happy to refer you to a “doggy motel” just 5 miles from here with very reasonable rates.
Damage:
We accept that accidents can happen and are used to dealing with these situations with good humor. If you do have an accident, please let us know at once as it is much easier and often less expensive to deal with spillages, etc. right away. Damage that has been concealed or found after departure will be charged at cost of repair plus any loss of income from room rental, if applicable.
Children:
We welcome children of all ages with normal parental supervision
